Grand Prairie Lead Paint Removal handles peeling exterior lead paint in Grand Prairie on houses built before 1978, from lap siding and soffits to fascia boards, porch posts and garage doors. When old paint is coming off the outside of a house, the job is not only making it look right again but keeping the chips out of the yard. An inspection of the failing surfaces decides whether they are stabilized and repainted, stripped, or replaced.

In Grand Prairie that question reaches about 22,300 homes built before 1980, nine in ten of them from the 1950s through the 1970s. We plan exterior lead work in Grand Prairie and nearby Duncanville and DeSoto.

Ways to deal with failing exterior paint

Wet scraping and paint stabilization

When the goal is a sound repaint rather than removal, loose paint is misted and scraped by hand, bare spots are primed, and the house is repainted over the lead layers that are still firmly bonded. Paid work of this kind on a pre-1978 house falls under the EPA renovation rule once it disturbs more than 20 square feet of exterior paint, and window replacement counts at any size. The firm closes doors and windows within 20 feet of the work and covers the ground with plastic sheeting 10 feet past it. It is the lighter option, and it has to be repeated as the new paint ages.

Full stripping of siding and trim

Taking paint down to bare wood to get rid of the lead is abatement, and in Texas it needs a firm certified by DSHS. The firm gives the state written notice at least seven working days before work begins, the EPA says abatement firms must keep occupants out of the home during the work, and the job ends with a clearance examination. Strippers, hand scraping and heat guns run below the federal 1,100°F limit do the work; open-flame burning is prohibited, and power sanders or blasting machines are allowed only with shrouds and HEPA vacuum collection at the tool.

Replacing badly damaged boards

Siding or trim that is split, rotted or soft will not hold new paint well. Taking those pieces off whole, wrapping them in plastic and installing new boards removes the lead along with the wood. Replacement counts as abatement when it is meant to eliminate the hazard for good, with the same DSHS certification and notice; as part of ordinary repairs it is renovation under the EPA rule. Matching the profile of older lap siding is part of planning the replacement.

Ground and yard protection

Soil beside a house with failing paint can hold chips from years of weathering, and careless scraping adds more. Ground sheeting, daily pickup of debris, sealed waste bags and a final visual check of the soil line, flower beds and porch protect the yard. Vegetable beds and play areas against the walls deserve particular care. We do not offer soil cleanup as a service; if the soil itself worries you, a DSHS-certified risk assessor can sample bare soil near the house.

When the city cites peeling paint

Grand Prairie Code Compliance treats extensive peeling paint as faulty weather protection under Sec. 29-18(7), and the section reaches detached garages and sheds as well as the house. For a pre-1978 house, a notice can be answered by repainting the failing areas with lead-safe methods, or by stripping or replacing the worst siding and trim. Send us what the notice lists and its date, and the scope can be built around those items first.

Exterior work and Texas weather

North Texas summers are hard on old paint and on workers in protective suits and respirators. Grand Prairie’s August average high is about 96°F, and the city sees around 37 inches of rain a year on 1981-2013 normals. Plan stripping and repainting for milder spring and fall weeks where possible, follow the paint maker’s temperature and moisture limits, and allow for rain days. Breezy afternoons call for extra care with sheeting and loose debris.

Older porch with peeling painted railings and columns

Start with a lead paint inspection if the paint has never been tested. Sills and sashes have their own page under lead paint on window sills and frames, and painted masonry is covered under lead paint removal from brick. Grand Prairie Lead Paint Removal has the full list.
