Grand Prairie Lead Paint Removal deals with lead paint on window sills and frames in Grand Prairie homes built before 1978. Windows take a kind of wear walls do not. Each time a wood sash goes up or down it rubs its stops and jambs, and the sill below takes sun, rain and the dust that falls from above. In a 1950s or 1960s house still on its original windows, those surfaces can be the first to show old paint breaking down.

Some Grand Prairie houses of that age have had their windows replaced and some have not, and a replacement window can sit inside casings and stools that still carry the original paint. We plan sill, sash and frame work in Grand Prairie and nearby Duncanville and DeSoto.

Stripping and repainting sills and sashes

Sashes can come out of the frame to be stripped in a contained area or at a shop off site, then repaired, reglazed and repainted with lead-free paint. Sills and frames stay put and are stripped in place under containment. If the aim is to remove the lead for good, this is abatement for a DSHS-certified firm; if the aim is a sound repaint that leaves bonded layers in place, it is renovation under the EPA rule.

Window replacement

Taking out old windows ends the rubbing for good because the painted sashes leave the house. The EPA says window replacement in pre-1978 housing is always covered by the renovation rule, whatever the amount of paint disturbed, so expect containment inside, sheeting outside and a cleaning check at the end. Grand Prairie requires a building permit for some replacements; the permit section below explains when.

Repairing sashes so they stop rubbing

Sometimes the trouble is friction more than paint. Planing a sticking sash, adding jamb liners or weatherstripping, or resetting the stops keeps painted surfaces from grinding against each other. Because that work cuts or abrades old paint, it is done with lead-safe methods, and a stripped or replaced rubbing strip lasts longer than a fresh coat that will wear through again.

Sill dust checks after the work

Sills are where lead dust settles, so they are checked at the end. After renovation, the certified renovator does cleaning verification, wiping interior sills with a wet cloth and comparing it with the EPA verification card. After abatement, the clearance examination, done by a DSHS-certified inspector or risk assessor, takes dust samples from floors and sills. Ask which check your job ends with and keep the record.

Permits for window replacement

Grand Prairie Building Inspections says a residential window or door replacement permit is required for some replacements, and its page ties the requirement to light and ventilation, bedroom egress, keeping new openings no smaller than the originals, and changes to rough framing. The city lists processing at approximately 5 to 10 business days. The page does not mention lead, so the permit and lead-safe work are separate requirements; ask the city whether your job needs one.

Why sills matter in homes with children

Window sills sit at a small child’s height, and paint chips and dust collect on them. Federal lead rules single out children under six: housing that would otherwise be exempt from the renovation rule, such as a unit with no bedroom or housing reserved for older or disabled residents, comes back under it when a child under six lives there. If a child lives in or visits the house, say so in your request so sills are part of testing and cleanup. Health questions belong with your doctor.

If the siding and trim around those windows are failing too, read peeling exterior lead paint; to keep sound painted casings in place instead, read encapsulation and enclosure. Every service is listed on the Grand Prairie Lead Paint Removal homepage.
